The process of designing and building a new home, extension or even a commercial property can be a very overwhelming experience for some people. Creed Design recognizes this and is able to guide our clients through the entire process thus preventing the worry and hassle that often occurs when a client tries to go it alone!

The Building Design process starts with an initial consultation with Brenden where the client will detail exactly what they are looking for. This is often done through a written brief prepared by the client or just verbally in the initial meeting. Once the brief is prepared Brenden then moves into the design and drafting stages. See below for a full description of each of the stages involved!

Building Design Process


Sketch / Concept Design Documentation

This stage involves the preparation of concept/sketch design drawings incorporating plans and elevations sufficient to explain the concept. Typical services in this stage include;

• Client Consultations
• Site Visit

The drawings completed during this stage are likely to be;
1. Concept/Sketch Plans
2. Concept/Sketch Elevations & Sections

Design Development Documentation

This stage involves the development of the design in association with the selected consultants (Engineers, Private Certifiers etc). Typical services in this stage include;

• Consultant Consultations
• Preliminary Construction Costs

The drawings completed during this stage are likely to be;
1. Design Development Plans
2. Design Development Elevations & Sections

Building Approval Documentation

This stage involves the drafting up of project drawings sufficient for Building Approval and Basic Construction purposes. Typical services in this stage include;

• Council/Private Certifier Consultations
• Further Consultant Consultations

The drawings completed during this stage are likely to be;
1. Site Layout Plan
2. External Works Plan
3. Floor Plans
4. Elevations
5. Sections
6. Door & Window Schedules

Construction Documentation

This stage involves the drafting up of construction drawings sufficient to allow a building contractor to provide a contract construction cost and to start work. Typical services in this stage include;

• Consultant Consultations
• Liaise with potential building contractors

The additional drawings completed during this stage are likely to be;

1. Reflected Ceiling Layouts
2. Electrical Layouts
3. Lighting Layouts
4. Stair Details (if required)
5. Construction Details
6. External Works Details
7. Interior Details
8. Basic Finishes Schedules
